Bargain price 2 bed terrace in Furzton, £180k with initial 5.3% yield but you can add value here

 
This is the first of two examples we plan to talk about, currently for sale on Furzton, a popular area which is now well established with shops, schools and leisure facilities for families.
 
 
 
 
 
 
At an asking price of £180k and chain free, this represents good value in todays market, with well sorted 2 bed properties fetching closer to £200k, but this one offers some scope for improvement and a way to add some value for the investor who is not afraid of a little work. With only one external photo you will either need to organise a viewing or get a full description from the agent, as it may well be dated internally. It does however have UPVC double glazing and gas central heating, and these two are often the biggest refurbishment expense, but do check the standard and quality of the work in case it has now aged and needs addressing once again.
 
With an expected rental value today of around £795 PCM, this is an immediate 5.3% yield, but with high demand for such a property and increasing rent levels you will have a good long term proposition here, and as mentioned earlier, with a few minor improvements you could also build in some further equity, potentially adding another £10-15k value with a few thousand spent on it now.
