This one is nothing special, but at £90k for a fairly tidy 1 bed flat, how much cheaper can you get? It really doesn't need much doing to it either, perhaps a quick update in the kitchen & bathroom and put it straight onto the market again for at least £540, giving you a 7.2% return or down to 6.5% if you spent 10k on modernisation.
